This hotel offers a fantastic bathroom and impeccably clean rooms.

The hotel was clean and the location was particularly good in the middle of the city. Location: the venue was close to all the main stations within Tokyo as well as Shinjuku station. Had supper enjoying drinks at nearby Symposium. The local staff was really helpful...

Stayed in this property for 3 nights and appreciated our choice. The location was great, around 10-15 minutes walk from Anne of Cleves House. The restaurant was not very far from the hotel

Our room was in dire need of a deep clean - we found lots of dust and dirt, especially under the bed. The laundry facilities didn't work as they should have, making the process frustrating and time-consuming. The lobby area was also unclean and in need of a good scrub. while the location was excellent, the state of the room and common spaces left a lot to be desired.

The hotel is conveniently located near a metro line, which is handy for getting around. it is close to popular areas like Shinokubo and has staff available at late hours. the shower is good and the smoking room has a tolerable smell.

The rooms are not always clean, and some guests have found dirt and debris under their bed.

The hotel was conveniently located near a train station which made it easy to get around the city. the staff was very friendly and attentive, always willing to help us with any questions or needs we had. the room was clean and comfortable, with good amenities such as reliable wi-fi and a good shower.

The hotel was slightly overpriced for the basic nature of the accommodation. the room had small stains on the wall which were a bit unsightly.

Close to Shinokubo, good price, comfortable and clean, kind and nice staff, good location with access to train station, helpful staff at late hours.

The location of Livemax was perfect for my trip, close to Shinokubo and the metro line. The price was reasonable and the staff were pleasant and helpful. Despite some minor cleanliness issues, the room was comfortable and the shower was great.
